Gustav the Great

I read an article this morning on the BBC News Online (that’s the real news for all you Americans out there) that suggested that the Arctic was going to lose most, if not all of their glaciers very soon in the summer months. I began to think about hurricane Gustav forming right now in the Gulf of Mexico. As Gustav gathers strength in the Gulf, one thing is certain, the price of oil will go up, and there will be major real estate damage to any coastline that feels the wrath of this storm (actual landfall is still TBD). Developers of condo developments on the Gulf Coast are sure to feel a little shaky now. One question you have to ask…is this a normal cycle in the natural evolution of Earth? Are we, as humans, increasing Earth’s temperature to spawn such nasty weather conditions? I am curious to know if these patterns of storms are actually “normal”. If these natural disasters are normal, why do developers keep developing condos for sale in such risky areas?

Costa Rica’s Jaco Beach and Diamante Del Sol Phase II

Who ever said that the summer months were slow? New Condos Online is pressing the action by signing on new international developments to begin advertising everyday! Too many marketing agents and developers are claiming that summer’s are generally slow and with that they pull their advertising dollars. I touched on this subject lightly in recent blog’s but I really want to illustrate why a continued strategic marketing campaign is not only suggested, but mandatory if you want to get through these months. It comes down to something as simple as this: The more that people (in this case home-buyers) see a particular product, the more likely they are to gravitate to that product. Condos Afloat

Vancouver, Canada is known to be one of the hottest and fastest growing residential markets in the world right now. New Vancouver condos and homes are being developed across the city with more high-rises than most other major cities in the world. Vancouver also offers many luxury waterfront condos and residences from the semi-affordable to the very expensive. But here is an opportunity that I have yet to have seen…

By now most of us with our ear to the ground in the world of homebuilding and selling have heard of condos being sold aboard cruise ships and other things of this nature. Well, there is a new opportunity aboard a retired cruise ship docked in Vancouver – 22 renovated condos ranging in price from $189,000 to about $600,000.

The ship/residence is called The Aurora and will be at its dock five days a week and two or three weekends each month. Once a month or so the ship will take short sightseeing trips along the Pacific Coast and once each year a longer voyage of about two weeks to destinations such as San Francisco.

Is anyone seeing the oddities here? I mean this all sounds interesting but it really sounds more like a floating multi-unit mobile home to me. What if this sailor were to buy a home here and come stumbling home early one weekend morning only to find that his ship had sailed?! I never spent much time on ships when I was in the navy, but I wonder if The Aurora will have a curfew.
OK, back to business. As silly as some of this sounds, it probably will suit the interests of quite a few people. With about 40 to 50 rooms and amenities such as housekeeping, three meals each day, common area sundecks and lounges, this place just might not be so bad. As a second home for retirees it might just be perfect.

Here comes the interesting part…and you boat owners out there were probably wondering about this. The cost of operating a boat, yacht, or ship can be nothing short of exorbitant. Home owners dues will be anywhere from $12,000 to $32,000 annually depending on the size of your condo unit and its location onboard. Wow!

Prospective owners will be required to place 20% into and escrow account but if they change their mind before closing, their money is fully refundable. A management company will also be available to rent units for owners wishing to earn income on their new seagoing condo!

We may see more of this to come as cruise lines decommission their smaller ships and they become available for purchase. We’ll see.

O Canada!

As condo developers struggle to sell units, many are looking to market their units outside their markets and even to other countries. In some markets such as Arizona, many condo conversion units are being marketed to Canadians. Why? Well, for one the dollar in the Canadian market is quite strong and much money is floating around that country thanks to oil and gas profits. I feel that developers need to market outside the US and they should also change their campaigns a little bit as well. Instead of simply advertising their projects, they should be advertising the US as well! The US in the grand scheme of things is still a safe place to invest in condos. Our government is still relatively one of the best in the world and like all real estate economies, there will be ups and downs. If developers are having a problem selling units, they need to become malleable to the market place and start advertising differently. Advertise where the money is…that’s what I say! When a kid gets paid $100,000 right out of college to drive a truck in the oil fields, typically that kid will have plenty of money to spend for investments. So, make deals with oil companies in Canada and other parts of Canada to promote why investing in new condos in your area is a solid investment. Play up your surroundings, amenities, low interest rates and you will most likely be surprised by the inquiries you will receive!
