New Urban Model Homes with Views at Aloft

1Mission – Luxury Condo in San Diego

SAN DIEGO – CLB Partners, Ltd., has opened the residential sales studio for 1Mission, a mixed-use residential/retail enclave in the heart of Mission Hills that brings together the meticulous restoration of a turn-of-the century commercial block and a new five-story residential midrise with 13 two-story townhomes and 48 single-level luxury condo residences. Located on the block framed by Washington, Fort Stockton, Goldfinch and Falcon streets, 1Mission encompasses 94,000 square feet of living space and 20,000 square feet of retail space.

Residences range from approximately 1,057 to 2,671 square feet and are priced from approximately $500,000 to $1 million. There are 31 different floor plans with sleek and airy interiors, providing a striking counterpoint to the traditional exteriors that are accented with brick, wrought iron balconies and awnings. Homes on the upper levels enjoy panoramic views that incorporate everything from the Downtown skyline to East County mountain peaks. Decks, as large as 500 square feet, expand the living area into the outdoors and take full advantage of views.

A full complement of Dacor stainless steel appliances including gas cooktops, ceilings ranging from 10 feet to 19 feet high, artistic vessel sinks, spa-like baths and huge closets create a custom home ambience with city sensibilities. “This historic San Diego location deserves a landmark and that’s what we’re delivering,” said Luke Daniels, development manager. “We assembled a local team of some of the most lauded placemaking professionals in San Diego, including M.W. Steele Group, Heritage Architecture & Planning and Spurlock Poirier Landscape Architects, and challenged them to create a place that the whole neighborhood will care about,” he said.

“The historic character and style of 1Mission evolved after we discovered the charming turn-of-the-century storefronts under the 1950s ‘modern’ stucco facade of the ‘Mission Hills Shopping Center’ on Washington Street,” said Mark Steele, FAIA, AICP, principal of the M.W. Steele Group. “Because of the ‘50s modernization their original character was lost, but that didn’t stop us from restoring them to their former glory,” he explained.

The extensive restoration process relied heavily on old photographs from the San Diego Historical Society and resulted in the two highly visible cornerstone buildings being added to the San Diego Historical Register in 2008 as site numbers 867 and 868.

Some of the highlights include restoration of the original buff-colored brick facade on the Ace Drugs building, replication of custom wood windows and custom wood panel doors, addition of ceramic tile storefronts, prismatic glass transoms, construction of new Mission tile roofs and gabled parapets, and replication of the wrought iron balconies.
“The neon ‘Mission Hills’ sign has been displayed on the property for 60 or so years, so we incorporated it at 1Mission, in recognition of Mission Hills’ legacy,” added Daniels.

Besides collaborating among themselves, the team sought input from the local community, during a series of charettes. “The neighbors supported a pedestrian passsageway that would link Goldfinch, Washington and Falcon streets,” said Steele. “Accordingly, we created an urbanesque ‘Secret Garden’ with mature trees and landscaping, a melodic water feature, intimate spaces for restaurant dining, and a leafy paseo connecting the outlying streets.”

Although 1Mission won’t be completed until the fall, accolades have already been showered on the project. 1Mission has earned an “Orchid Award” from the San Diego Architectural Foundation and the “2007 Smart Growth Award for Adaptive Reuse” from the Urban Land Institute.

1Mission brings the soul of Mission Hills into the present and furthers San Diego’s plan for a ‘City of Villages’ where residents are surrounded by neighborhood places to shop, dine, gather and enjoy themselves,” said Daniels. Within a two-block radius, there is a private exercise studio, a well-known spa, numerous restaurants, coffee spots, gourmet food purveyors, and many retailers.

Tax Credit for First Time Home Buyers

As part of the new economic stimulus bill, first time home buyers can earn up to an $8,000 tax credit for home purchases made before the end of the year. In short, purchase a home before the end of the year and when it’s time to file your taxes claim the credit. This will reduce your liability and anything leftover will be refunded to you by check. If you usually get money back during tax season, purchasing a home could lead to an additional bonus!

You can’t use the economy as an excuse anymore. All news stories are indicating a turn around, check out this one from Yahoo. All major economic indicators are showing that the 15 month recession is leveling off.
