Family Time

Winters in Philadelphia remind me of Holidays with family members, snow on the groung and roasting some marshmellows on the fire.  NewCondosOnline.com is the perfect place to make this all a reality.  When I think back to what made growing up in Philadelphia such a pleasure, it was times with family, not the cold winters and ladies covered in jackets for most of the year.

Philadelphia Arts

The Arts Condominium isPhiladelphia is fantastic.  Philadelphia is a wonderful city for many reasons, but the Arts bring the city to life.  Perfectly situated in the hub of the Avenue of the Arts, The Arts Condominium is priced to sell.

See a show at the Theatre and eat some fine food in walking distance of The Arts Condominium.  Avenue of The Arts lights up the city during the holiday season.  13th and Locust street is a great place to live and enjoy the best of Philly.

I just recently visited Philadelphia and toured all the new Philadelphia condo projects. Waterfront Square was the first major condo project in Philadelphia that was recently completed last year. The project is planned for 5 high rise condo towers and 2 are already completed. The 3rd tower just started construction last week. There are about 30 brand new condo developments in Philadelphia right now with several more recently announced.  Rittenhouse Square and Northern Liberties are the two hottest areas in Philadelphia right now. There are also several projects downtown that only have one unit per floor. We are not currently seeing projects like this in too many other markets besides the Philadelphia condo market. It will be interesting to see if these units get picked up quickly.

Home for The Holidays

Philadelphia is a wonderful place to live.  Although the weather is not quite as warm as San Diego all year, the people are warm to each other.  Lofts at logan View is a great opportunity to grow a family in Logan Square.

Urban Living

Visiting the family over the Thanksgiving holiday is always fun for at least a little while, but trying to enjoy life in the Suburbs is a challenge as I mature in life.  Growing up near horse farms was fun with plenty of room to throw around a football in our back yard, but now being far from the city is not my cup of tea.

City of Brotherly Love

Growing up in the City of Brotherly love was a wonderful experience. The Eagles, Sixers and Flyers have had some great years even without a championship lately. When the championship parades do come down Broad Street, it would help to have a prime viewing spot from a fabulous Philadelphia Condos. Even though Philadelphia was our Nation's first capital, the city seems as fresh as ever with hip new condos and cool restaurants.

Make sure to have a prime spot for one of the many championship parades down Broad Street. Center City has some great spots to live, so don't hesistate to reserve your living location today. Bring your binoculars and watch Philly come alive. We would even make Rocky Balboa proud and take a jog up the Art Museum steps.

philadelphia condoI spent the last week in Philadelphia visiting family in my home town. What a great city! When I was growing up there no one lived downtown as they were no Philadelphia condos downtown at all. There was also a beautiful waterfront area on the Delaware River with tons of shops and entertainment but no condos at all. It was always a pain to get downtown, but that has since all changed. I actually purchased a unit in the first big condo project to go up in Philadelphia called Waterfront Square. I now rent that unit out to a tenant. This project was announced 5-6 years ago and was just recently finished. Since then, the entire city has fell in love with condos. There are new condo developments in the suburbs, on the main line in Philadelphia, in Olde City, in Penns Landing, and in Center City Philadelphia. There are about 30 high quality new projects for buyers ot choose from. We represent all the major condo projects including The Ellington, The Arts, Murano, and more.

There are so many active cranes in Philadelphia right now it is crazy. It is great that the city is getting such a good mix of unit types. There are a lot of loft projects and old townhome conversions as well. There is pretty much something for everyone with typical one bedroom pricepoints in the high $200,000's to the high $300,000's. I look forward to returning next year and see more Philadelphia condos going up.

Philadelphia condos

Philadelphia has grown a large amount in the last 5 to 10 years. With major companies and banks moving downtown, it was only fitting that residential condos would follow. One thing that sparked the condo boom in Philadelphia back in 2000 was that the city passed a tax abatement law for new commerical and home construction in the city. This was a huge step. For a family buying a $600,000 condo in downtown Philadelphia, they would not have to pay property taxes to the city for a 10 year period saving the family over $10,000 a year and over $100,000 over the course of 10 years. This new law started the boom and Waterfront Square was one of the first major projects on the Delaware River in Philadelphia bringing 950 new units with 5 towers. The city today has over 4000 new condo units protected by this tax abatement law.  New developments are under construction in Center City, Chinatown, Manayunk, along the Delaware River, and in the suburbs.

I am originally from Philadelphia and every time I go back each year, it seems as if 10 brand new condo buildings have sprouted up.  Philadelphia offers an alternative to the big city of New York and many young business professionals are making the move. Philadelphia is now the 5th largest city in the country and growing.
