Foot-Friendly DC

4 out of 5 realtors say that if you live in a Washington DC condo, chances are, you'll lose weight*. WHY? HOW? WHAT? Well, our Nations Capital - which houses the Capitol (play on words - digression) - has been named the most "walkable city" per capita in the country by the Brookings Institition.

Live in DC and lose weight! That should be a new slogan for some real estate agents struggling through the housing market. I would venture to say that a over 90% of people these days are worried about their weight. So if you happen to buy a condo or two condos in Washington DC, you'll most likely be walking more which, means that your heart will be pumping a little faster on average, which means you'll be buring more calories, which means that you'll most likely lose weight! Woohoo! Only a $300K investment - and that's a cheap investment if you want to live in Washington DC.

Maybe I'll go back to Washington DC and host a "condo run" where I will run/walk between different DC new condo developments in DC and and have a camera crew follow me to promote all the cool DC developments. What a great idea! No, that's actually pretty dumb. The stream of consciousness is a beautiful thing when composing a blog :).

I'm in a good mood this week?  Why?  Well, there are a plethora of reasons.  Yes, I know what a "plethora" is.  First and foremost, the Redskins are 2-0.  They beat the Eagles on Monday Night Football and I couldn't be any happier.  Phone calls with my father are more pleasent and fun when the Skins win - especially a division game.  Also, my parents just told me that they are considering buying a condo downtown in a few months.  This is good news not only for my parents but also the real estate market Smile!  It's  not surprise that Washington DC Condo market is not as hot as it once was so any sale in a condo would be good for the market!  They are using NCO to help find their perfect condo.  But the interesting thing about this process is that they never imagined how much they would be using the internet to find a new condo.  My mother was telling me that they have collected a boatful of information the internet and haven't onced looked at the paper.  If anyone has a recommendation for a condo in downtown DC, please leave a comment as any help would be greatly appreciated!

As you may know, I am a DC native and nothing gets me excited more than seeing the Redskins have an abysmal season...no wait, I hate that!  Ever since they won the Super Bowl back in 92-93, it's been disappointment after disappointment.  But, I have a good feeling about this season (every football fan seems to say that about their team).  DC, like watching the Redskins, was uncomfortable for a while - with the crime rate once being the highest per capita in the nation (thanks for the data, Mom).  But now, both are changing.  Washigton DC condos are abound and plentiful and the Redskins are looking really good this year!  This type of condo develpment has given the city almost a makeover and positive sense of community.  The Redskins have a young, new quarterback who will hopefully, lead the team to greatness again and restore the joy of watching the game again.  New condos and new Redskins has given and will give more hope and happiness to all DC residents.

Weekday Condo, Weekend Home

DC real estate will always be a good investment.  Whether you're buying a single family home or a condo, the demand will remain strong.  Why?  Because DC will constantly have a constant flux of people.  Lawyers and Politicians roam the streets of DC daily and what better to do with a posh salary than buy a Washington DC condo.  I know many lawyers and polititions who have condos in DC for the weekdays and their estates in the suburbs on the weekends.  Sound a little too ritzy?  Well, 5 years ago, that notion would have been kind of far-fetched but now, with georgeous condos sprouting up all over the city, owning a studio or 1bedroom makes a lot of sense.  Just think about it, you work 12 hours a day, have a drink after work, and crash at your pad.  Then on Friday, go out to the suburbs - you know, Potomac area, and relax on your 2 acre piece of land.  Ahh - now that's the life!

NCO Leads to Closed Buyers

We got some great news here today at www.newcondosonline.com. We did a random sampling of 140 E-leads that our website generated in the Washington DC Metro area over a 30 day period. We found that 84% of all leads had been contacted by our developer clients. The best part was that we found that 12 of these leads already purchased or are about to close on the property they were interested in and requested more information on from NCO. For all those newspaper lovers out there that don’t believe in the Internet yet, those numbers may change your mind. The National Association of Realtors estimates that it takes approximately 6 months for an E-Lead to turn into a buyer but it seems as if the DC area seems to produce results faster. www.newcondosonline.com is now the largest resource in the country to find Washington DC Condos. We offer 67 different new condo developments in choose from in the DC market. The Washington DC condo market consists of buyers in metro DC, Northern Virginia, Maryland, and even Baltimore. There is also a wide range of condo type choices on the market with a large inventory of condo conversions. There are some great buyer incentives right now that developers are offering which probably helped in 12 of our buyers closing last month alone.

Washington DC- The Capital of Condos

washington dcWashington DC has seen a massive increase in new condos and condo conversions over the last 5 years.  Without much space left for new construction, conversions have really taken over the market. We advertise over 60 new developments of Washington DC Condos. I have never seen a market with such a mix of unit types. There are multiple types of lofts, high-rise condos, mid-rise codos, townhomes, and conversions all across the city and down into Norther Virginia. Most of the major builders have also favored this market such as Beazer Homes, PN Hoffman, Crescent Heights, JBG Development, and more. I would love to hear from our readers about some of their favorite new developments in Washington DC.
