College living 101

Going to Emory University for undergrad was quite fun - and knowing that Emory was in the top 10 when I applied and was accepted was icing on the cake (I'm not cocky - I just speak it how it is).  I got my learn on, made a ton of friends, and had my first beer on my 21st birthday.   If I could do it again, I would have been more business savy.  After my first year of school, I moved off-campus into a old house that had rats, cockroaches and was as beat up as Chuck Liddell (oh yeah, I went there!).  Looking back, I should've bought a run down house and charged college kids to live there with me.  I could have even bought a 1 or 2 bedroom condo.  There were tons of Atlanta condos around the Emory area.  I could've made a fortune.  What was I thinking!?  I wasn't.  Buying a condo near a University is an incredible business venture.  Why? You'll have a constant supply of renters.  They will need a place to live.  Mortgages are very affordable now and creative financing will ensure you a loan.  Just think about it.  If you're a parent, think about investing in a condo or home for your kid.  Instead of paying rent for 3 years after freshman year, pay a mortgage.
